From post-war Central to the height of Hong Kong’s luxury retail boom, the brand became a symbol of sophistication among the city’s elite and expatriate communities.

香港龍子行(Dragon Seed Company)是香港戰後最具代表性的高級精品百貨公司之一,於1946年創立,以經營歐美高檔洋貨、精品時裝及豪華家居用品聞名。與永安、先施等面向大眾市場的華資百貨不同,龍子行走的是高端精品路線,主要服務香港中產階級、外籍人士及上流社會客群。其優雅高貴的品牌形象,在1950至1980年代的香港零售界具有極高地位,更被視為昔日中環高級消費文化的重要象徵。龍子行由何壽康(Peter Ho)、其侄何廷瑞(Albert Ho)以及柯冰(Paddy Coe)三人於1946年共同創辦。三位創辦人早年曾從事紡織及花邊貿易生意,戰後香港經濟逐漸復甦,他們看準本地高級洋貨市場需求日增,因此決定成立一間專營高檔進口精品的百貨公司。龍子行這個名字本身亦帶有深厚文化背景,其英文名稱「Dragon Seed」源自美國著名作家賽珍珠(Pearl Buck)於1942年出版的小說《龍子》。該小說以中國抗戰時期為背景,描寫華人在戰亂中的民族精神與家國情懷。創辦人借用「Dragon Seed」作為公司名稱,寓意華人即使身處海外,仍不忘自己是「龍的傳人」,反映戰後一代華商對民族身份的認同。龍子行初創時位於中環皇后大道中的余道生行,開業後迅速吸引香港富裕階層與外籍人士光顧。店內售賣大量來自歐美的高級商品,包括實木家具、皮具、玻璃手推車、洋酒、餐具、精品擺設及進口時裝等。在當年物資尚未普及的年代,這些商品代表著身份與生活品味,因此龍子行很快成為香港上流社會購買洋貨的重要場所。1964年,由創辦家族投資興建的15層高「龍子行大廈」於中環皇后大道中39號正式落成,百貨總店亦由原址遷入大廈基座。龍子行大廈位處中環核心商業區,鄰近銀行、洋行與大型企業總部,因此吸引大量高收入白領、外籍人士與商界名流前來購物。龍子行在裝修設計上亦十分講究,以寬敞陳列空間、高級櫥窗與典雅燈光營造高端購物體驗,與一般傳統百貨公司的熱鬧風格形成鮮明對比。1968年,龍子行進一步擴展九龍業務,於尖沙咀美麗華酒店地下開設大型分店,面積超過三萬平方呎。該店位置優越,主要服務尖沙咀旅遊區遊客及九龍區中高收入家庭。龍子行與美麗華酒店之間亦有密切關係,因美麗華創辦人楊志雲家族與何壽康家族透過婚姻結成姻親,促成雙方長期合作。1972年,龍子行再度擴張,進駐當時亞洲最高建築物——康樂大廈(現稱怡和大廈)設立分店。康樂大廈是香港現代化商業發展的重要地標,而龍子行進駐其中,亦象徵其高級精品定位進一步提升。當年不少外籍銀行家、洋行高層與專業人士都習慣於午飯或下班後到龍子行購買進口精品與家居用品,使品牌成為香港精英消費文化的一部分。除了高級時裝與精品外,龍子行亦以售賣歐美家庭用品與生活精品聞名。當時香港一般百貨公司仍以實用商品為主,但龍子行則率先引入帶有設計感與生活品味的歐洲家品,例如高級玻璃器皿、真皮配件、進口香水與西式家居裝飾等,深受追求西方生活方式的香港中產歡迎。進入1980年代後,日本百貨公司如三越、崇光、大丸等大舉進軍香港,帶來更現代化及大型化的零售模式,加上國際名牌開始在香港直接設立專門店,傳統精品百貨面臨巨大競爭。龍子行的市場優勢逐漸減弱。1988年,日本東急百貨正式收購龍子行及龍子行大廈,希望藉此擴展其香港高端零售版圖。然而1997年亞洲金融風暴後,香港零售市場急速下滑,日本零售企業亦陸續撤離香港。1998至1999年間,東急百貨把香港業務出售予新世界發展,新世界其後把龍子行業務重組並納入旗下百貨體系,而擁有超過半世紀歷史的「龍子行」品牌則於1999年正式結業。雖然龍子行早已消失,但它曾代表香港最講究品味與身份象徵的高級百貨文化,也是香港由戰後國際貿易港逐步發展成亞洲國際都會的重要見證。

Dragon Seed Company was one of Hong Kong’s most distinguished luxury department stores during the post-war decades, earning a reputation for imported European fashion, elegant household goods, and refined lifestyle products. Established in 1946, the store occupied a unique position within Hong Kong’s retail landscape. Unlike traditional Chinese-owned department stores that focused on mass-market shoppers, Dragon Seed targeted affluent customers, expatriates, diplomats, and professionals seeking premium imported merchandise and sophisticated shopping experiences. The company was founded by Peter Ho, Albert Ho, and Paddy Coe, all of whom had backgrounds in textile and lace trading before entering the retail business. As Hong Kong recovered economically after the Second World War, the founders recognized growing demand for imported Western products among the city’s expanding upper-middle class. The name “Dragon Seed” itself carried deep cultural significance. Inspired by Nobel Prize-winning author Pearl S. Buck’s 1942 novel Dragon Seed, the brand reflected themes of Chinese resilience, cultural identity, and pride during wartime hardship. For the founders, the name symbolized the idea that overseas Chinese communities should never forget their heritage as descendants of the dragon. Dragon Seed first operated from Yu To Sang Building on Queen’s Road Central in Central District. At a time when imported luxury products remained rare in Hong Kong, the store quickly attracted wealthy Chinese families and expatriate residents looking for refined European goods. Dragon Seed became especially known for its imported leather products, wooden furnishings, premium glassware, decorative accessories, perfumes, fashion items, and elegant Western household products. In post-war Hong Kong, ownership of such imported items was closely associated with wealth, cosmopolitan lifestyle, and social prestige. In 1964, the founding families completed the construction of the fifteen-story Dragon Seed Building at 39 Queen’s Road Central. The company’s flagship department store relocated into the podium levels of the new building, creating one of Central’s most recognizable luxury retail landmarks. Located among banks, trading houses, and major corporate offices, the flagship catered directly to Hong Kong’s growing professional class and expatriate business community. The store distinguished itself through spacious interiors, sophisticated window displays, tasteful lighting, and attentive customer service, creating an atmosphere more comparable to European luxury stores than traditional Hong Kong department shops. Dragon Seed expanded further in 1968 by opening a major Kowloon branch inside the Miramar Hotel on Nathan Road in Tsim Sha Tsui. Covering more than 30,000 square feet, the branch served tourists, wealthy Kowloon residents, and international travelers staying in the hotel district. The close relationship between Dragon Seed and the Miramar Group was strengthened through family ties after members of both founding families became related through marriage. In 1972, Dragon Seed reinforced its elite positioning by opening another branch in Connaught Centre, now known as Jardine House, which at the time was the tallest building in both Hong Kong and Asia. The location allowed the company to serve high-income office workers, foreign executives, and bankers working in Central’s rapidly modernizing business district. During the 1970s, many expatriates and affluent Hong Kong professionals considered Dragon Seed one of the city’s finest destinations for luxury lifestyle shopping. The store was admired not only for fashion but also for introducing sophisticated European home living concepts to local consumers. Long before designer lifestyle brands became common in Hong Kong, Dragon Seed was already selling imported decorative items, elegant dining accessories, fine leather goods, premium perfumes, and Western-style interior products aimed at customers seeking an international standard of living. However, Hong Kong’s retail environment changed dramatically during the 1980s. Large Japanese department stores such as Mitsukoshi, Sogo, and Daimaru entered the market with bigger shopping complexes, modern retail concepts, and aggressive expansion strategies. At the same time, global luxury brands began opening their own directly operated boutiques in Hong Kong rather than relying on department store distribution. As competition intensified, Dragon Seed’s traditional luxury department store model gradually lost its dominance. In 1988, Japan’s Tokyu Department Store acquired Dragon Seed and the Dragon Seed Building as part of its efforts to strengthen its Hong Kong retail portfolio. Yet the economic downturn caused by the 1997 Asian Financial Crisis severely damaged retail sales across the city. Between 1998 and 1999, Tokyu sold its Hong Kong retail assets to New World Development, which later integrated the business into its own department store operations. Dragon Seed officially disappeared in 1999, ending more than fifty years of history. Although the brand no longer exists, Dragon Seed remains remembered as one of Hong Kong’s most elegant and culturally significant luxury retailers, representing an era when imported goods, refined taste, and cosmopolitan lifestyle became part of the city’s identity.
